2022 Annual Meeting Notice & Budget

Greetings Highland House Owners:
I hope this communication finds you well. I am writing to announce that the Annual Meeting of the Highland House Condominium Association will be held on Saturday, May 28th at 9:00am in the Seneca Conference Room. Information on how to participate will be sent out with subsequent communications. At the annual meeting, there will be an election for three (3) Directors of the Board as allowed by the Association bylaws. We encourage each owner to participate in the election for Directors and request that we receive your intent to run for the Board of Directors no later than Friday, April 29th at 5:00pm EST. We also encourage any owner who runs for the election to submit a one-page biography outlining your background and interest in serving on the Board.
Additionally, the Board recently met and approved a proposed budget for the upcoming 2022-2023 fiscal year. A copy is contained in the "ower privileged information" section of the website. This budget reflects a 1.0% average increase for residential units and a 4.7% average increase for commercial units, which is primarily related to inflationary costs and increased reserve contribution. The proposed budget will be voted upon by the ownership for ratification at the annual meeting. Lastly, as you may recall the Association embarked on a roof replacement project last summer. The main roof was replaced, however the contractor ran out of time to get the Junction roof completed before inclement weather arrived and ski season opened. The timeline was also affected my material procurement challenges related to the ongoing pandemic. Therefore, the roofing contractor, Alpha Construction, will be working to complete the Junction roof over the next few weeks. This project is anticipated to be completed by June 17th, likely sooner. Other maintenance projects will be occurring around the building throughout the summer to include replacement of various ingress/egress doors, ongoing routine façade and common area maintenance, and hot tub upgrades.
