2023 Annual Meeting Notice & Budget

Greetings Highland House Owners:
 
I hope this communication finds you well. I am writing to announce that the Annual Meeting of the Highland House Condominium Association will be held on Tuesday, May 16th at 5:30pm in the Highland House Hearth Room. Due to Resort operations being limited during this time, we will be providing a virtual participation option. More information on how to participate will be forthcoming. At the annual meeting, there will be an election for three (3) Directors of the Board as allowed by the Association bylaws. We encourage each owner to participate in the election for Directors and request that we receive your intent to run for the Board of Directors no later than Friday, April 28th at 5:00pm EST. We also encourage any owner who runs for the election to submit a one-page biography outlining your background and interest in serving on the Board.
 
Additionally, the Board recently approved a proposed budget for the upcoming 2023-2024 fiscal year. This budget reflects a 6.2% average increase for residential units and a 10.8% average increase for commercial units, which is primarily related to service contract increases and reserve funding.  The proposed budget will be voted upon by the ownership for ratification at the annual meeting. NEW POLICIES: Assistance Animals Policy & Vendor/Contractor Policy

Greetings Highland House Unit Owners - 
 
Your Board of Directors would like to make all owners aware of two new policies that were recently approved and implemented at the July 14th Board meeting. 
 
ASSISTANCE ANIMAL POLICY: The Board has met and discussed the increased presence of service animals and emotional support animals in the building. We have found that often times when assistance animals are witnessed in the building, there is confusion related to the provision in the governing documents which prohibits animals and what is permitted under the Americans with Disability Act (ADA). In an effort to outline proper guidelines for the health, safety, and welfare of all owners and guests with relation to assistance animals being present in the building, the Board and management team felt it prudent to establish a policy to support the accommodation of assistance animals in accordance with federal and state laws. You can find a copy of the Association’s Assistance Animal Policy HERE. Please note that this policy outlines the parameters of what constitutes an assistance animal and all assistance animals present in the building must meet the definitions and follow the guidelines contained within. Management and staff will continue to enforce Article 10.15 with relation to animals present in the building that do not qualify as assistance animals. 
 
CONTRACTOR POLICY: Click HERE to view the newly adopted Vendors and Contractors Policy. This policy was born out of the necessity for official guidelines for vendors and contractors performing work within the building in an effort to protect the building, common areas, adjoining units, and the enjoyment of time spent at Highland House for all owners and guests. This policy also applies to any owners performing their own renovation work. The policy outlines various requirements such as insurance coverage, licensure requirements, allowable work hours, garbage and debris disposal, and other basic guidelines. Owners should provide a copy of this policy to their contractors at the time of engagement. It is incumbent upon unit owners to ensure that their contractors remain compliant with the policy throughout the duration of their work at the property.

HOA Update from the Association Manager

Greetings Highland House Owners – 
 
I am writing to provide you with an update on a few items at Highland House. 
 
As many of you are aware, the HOA embarked on a roof replacement project last summer. The entire asphalt shingle roof on the main part of the building was replaced with synthetic slate shingles. Unfortunately, due to some project delays and impending weather, the roofing contractor was not able to accomplish replacement of the metal roof over the Junction prior to the commencement of the 2021 ski season. Additionally, the contractor uncovered structural issues with the roof trusses on the main roof. The project will resume as soon as weather permits following the closure of ski season at which time the truss repairs and replacement of the metal roof will take place. The goal is to accomplish as much of the remaining project before the resort reopens for summer season so that there is minimal impact to resort operations and limited construction safety fencing. 
 
This past week, the Village HOA Presidents met with CityNet to discuss an upgrade to the internet service in all village condominium buildings. This upgrade will involve installing mesh networks in each building and new radio equipment in each condo unit that will offer gigabit speeds. There will no longer be individual networks for each unit and owners and guests will be able to have continuous Wi-Fi connection throughout the building. Snowshoe’s public Wi-Fi signal will still be available in other common areas of the resort. For owners concerned with Wi-Fi security, there is still the ability to install private routers in your condo. This upgrade will come at no cost to the ownership or increase in service fees, however CityNet will likely require an extended contract commitment. The estimated implementation of this upgrade is planned to occur during the 6-week resort closure period before the start of ski season 2022. The HOA is still awaiting the contract terms of the extended commitment. 
 
Lastly, I regret to inform you that the hot tub is still out of order. Snowshoe maintenance is reporting that despite replacing the circuit breaker, it now appears that there is a short in the electrical disconnect housing. Parts have been ordered and the repair is anticipated to occur during the beginning of next week (2-28 – 3/4).

HOT TUB CURRENTLY OUT OF SERVICE - 2/21/22

Due to an issue with the circuit breaker for the circulating pump, the hot tub is currently out of service. Estimated date of repair is February 23rd. In the meantime, Snowshoe is grating temporary access to Split Rock Pools through the Allegheny Springs front desk. ELEVATORS CURRENTLY OUT OF SERVICE

Owners - 
 
Due to an issue with our elevator inspection, our elevators are currently out of service. The re-inspection will occur Thursday late afternoon, September 30th at which time the elevators will return to service. If you need any assistance with unit access in the meantime, please reach out to Meredith McNeely at meredith@mountainlife.net or 850-797-9058. We are working with OTIS elevator to get this issue resolved ASAP and apologize for any inconvenience. 
 
HOT TUB TO RETURN TO SERVICE 9/2

HOT TUB CURRENTLY OUT OF ORDER

Attention Owners & Guests - 
 
The Hot Tub is currently out of order due to an issue with the heat exchanger. Additionally, the Lochinvar factory was closed for an extended period of time due to COVID, therefore the lead times on parts is extensive (currently estimated at 8-12 weeks). Staff are actively searching for alternative solutions and will exhaust all other options to try to expedite the repair. In the meantime, owners and guests participating in Snowshoe's rental program can access Split Rock Pools. Management has reached out to Snowshoe Resort to see if the same accommodations can be made for all Highland House owners and their guests. Roof Replacement Project Status Update - 07.16.2021

As of July 16th, the roofing contractors have performed 50% tear off of the old roof and 50% dry in. Progress photos can be viewed by clicking HERE. Additionally, engineers will be on site during the week of 7/26 to investigate the structural issues with the roof trusses that were discovered during a recent quality control observation exercise. Adjustments were made to the safety fencing and overhead protection this week to allow for increased traffic flow. Summer Operations Update: 
 
The resort will remain closed through the month of May, which will delay our regularly scheduled Opening Day of May 21, 2020. We are optimistic about opening during the summer months, but we do not have a new Opening Day planned at this time.

The current state of affairs proves challenging for the planning of upcoming events. Recently, Expedition Station had no choice but to hold their annual meeting virtually; this is also a likely scenario for Highland House as well. At this time, we are planning to have the Annual Meeting of the Members of The Highland House Condominium Association on Saturday, May 23rd at 10:00am in The Seneca Conference Room (same location as prior years), however if stay-at-home orders and Resort limitations remain in effect, we will not hold the meeting in person and will provide instructions on how to participate virtually. More information on this will be forthcoming.

10/15/19 UPDATE: Interior Renovation Project

Greetings Highland House Homeowners,
 
ONLY 37 DAYS UNTIL OPENING DAY!
 
As you know, Highland House is currently undergoing an interior upgrade that is moving along right on schedule. We are very pleased with the progress thus far and are anxiously awaiting to see the completed project! The interior project’s predominant focus is on the room levels with upgrades also being done to the tunnel level. INTERIOR UPDATE PROJECT!

Another exciting project that has recently kicked off is the interior update project that consists of new carpet, paint, wallpaper, woodwork, and signage. This project commenced on September 10th and will be completed prior to Opening day in November. On the first and second floors, ceilings, upper wall and unit niche paint, and wallpaper has been completed. The crew is currently executing the 3rd floor and is finishing up paint on the lower level tunnel. Carpet installation is scheduled to begin October 4th, 2019.
